In August, Cholita Linda co-owner Vanessa Chavez explained to the Marin Independent Journal why her team picked Strawberry Village for its first Marin location. "We love this area," she said, and she named "the beauty, the markets" as what drew them in.
Strawberry Village's busiest hours have moved. Its new tenants mostly open early and close by mid-afternoon, and the oldest fixture on its calendar is a Tuesday farmers market that closes at 2:30. If you knew the center for its errands, the current version keeps a different schedule.
The Tuesday market was already running on this clock
The Strawberry Village Farmers Market runs every Tuesday from 10 a.m. to 2:30 p.m. California's certified-market roster, dated October 1, 2026, lists it as a year-round market. EDENS, which owns the center, lists the same day and hours. The market keeps going through November and December, so the next one after this post publishes is Tuesday, November 10.
The market sets the frame for everything else that opened this year. Most of the 2026 tenants keep similar hours.
The 2026 food openings close before dinner
Tartine Mill Valley opened in mid-August in Suite 125. It serves breakfast, lunch, pastries and drinks, and the Marin IJ lists its hours as 8 a.m. to 4 p.m. daily. The opening came later than planned. In March, The Ark reported that EDENS expected Tartine and Cholita Linda to open in the spring.
LuLu Dae's is a locally owned café in Suite 802. EDENS lists açaí bowls, matcha, juices, musubi and soft serve on the menu. The Marin IJ covered it on October 13. The Ark reported that LuLu Dae's took the space Woody's Yogurt once held. Woody's was a 20-year tenant that closed in 2020 after rent increases under the previous landlord. After six years, that corner sells frozen dessert again, now alongside smoothie-bowl food.
Cholita Linda in Suite 801 is the one new kitchen that stays open late. The Marin IJ lists its hours as 11 a.m. to 9 p.m. daily. Among this year's food openings, it is the only one still serving after 4 p.m.
Five fitness studios fill the early hours
The fitness cluster explains the morning schedule more than the food does. Club Pilates opened in Suite 805 in late July, next to Hot Yoga Republic in Suite 803. According to the Southern Marin Ledger, that brought the center to five boutique studios: Club Pilates, Pure Barre, Orangetheory Fitness, StretchLab and Hot Yoga Republic. The Ledger called it one of Southern Marin's densest clusters of specialty workout options.
The same report noted that Club Pilates, Pure Barre and StretchLab are all franchise brands owned by Xponential Fitness, an Irvine company. Orangetheory and Hot Yoga Republic have separate owners. Club Pilates opens as early as 6 a.m. on Fridays and runs until 8 p.m. on Mondays. Its weekend hours are 8 a.m. to 2 p.m. The studio offers nine class formats, including a teen class and a free introductory session.
Recovery businesses are clustered nearby. The Ark reported that Hydration Room opened June 12. It offers IV therapy and injections from Suite 807. Club Pilates, Hot Yoga Republic, LuLu Dae's, Cholita Linda and Hydration Room now hold suites 801 through 807. That one stretch has a class, a recovery appointment, a smoothie bowl and lunch within a few doors of each other.
A weekday at Strawberry Village, by the hour
These are the published hours for this year's openings and the market:
| Time | What's running | Where |
|---|---|---|
| 6 a.m. (Fridays) | Club Pilates' earliest opening | Suite 805 |
| 8 a.m. | Tartine opens for breakfast and pastries | Suite 125 |
| 10 a.m. (Tuesdays) | Farmers market opens | Center grounds |
| 11 a.m. | Cholita Linda opens | Suite 801 |
| 2:30 p.m. (Tuesdays) | Farmers market closes | Center grounds |
| 4 p.m. | Tartine closes | Suite 125 |
| 8 p.m. (Mondays) | Club Pilates' latest closing | Suite 805 |
| 9 p.m. | Cholita Linda closes | Suite 801 |
Most of the new activity happens between early morning and mid-afternoon. After 4 p.m., the evening depends mostly on Cholita Linda and the studios' later classes.
Why the tenant mix changed this way
EDENS, a Washington, D.C.-based developer, bought Strawberry Village in 2022. The company describes it as a 175,385-square-foot center. In a 2025 release, EDENS said it renovated the center the previous year, updating colors, lighting, landscaping, outdoor seating, public art and signage and redesigning the central plaza. The release also named Bluemercury, CP Shades, Spot Pet Care, Modern Animal and Citizens Bank as additions. Alexander Ragonese, an EDENS executive, called Tartine, Cholita Linda and Hot Yoga Republic "tremendous complements" to the center's role as a community hub.
The change also meant losing tenants that had been there for years. The Ark reported that Bella boutique left in early 2026. Woodlands Pet Food & Treats and Spanish Table left in 2025. Pizza Antica and Mike's Camera, a five-decade tenant, both closed in 2023. Woodlands moved to The Cove shopping center, and its former space is going to Barry's Bootcamp. The same story said several current and former tenants had raised concerns about rents since the change in ownership, while EDENS said the property was performing well. The Ark counted five vacancies among the center's 55 leasable spaces as of March.
Most of the tenants that left were shops and restaurants you went to for a single errand or a sit-down dinner. Most of the new ones are morning stops, or classes and appointments you book and come back for.
What's still coming
Two more openings are scheduled, and they point in different directions:
- Barry's Bootcamp is moving into the former Woodlands space. Barry's own studio page lists the Marin location as "Opening Soon" and "Coming Winter 2026" but gives no date. When it opens, the center will have six boutique fitness brands.
- Baan Thai Reserve is listed by EDENS for a 2,050-square-foot space at 615 Strawberry Village, opening in 2027. The announcement describes Thai food and an Asian-inspired cocktail menu. It would be the first new tenant since Cholita Linda built around dinner, and it would give the center a second kitchen open in the evening.
Ernesta has also opened a rug showroom in Suite 703 and offers free design consultations. EDENS's directory currently shows units 150, 170 and 400 as available. The center keeps two recurring calendar items. The Tuesday market runs all year, and Marin Motor Social, the monthly car gathering, meets on the second Saturday of each month.
Until Baan Thai Reserve opens, the center's evening mostly depends on Cholita Linda, which serves until 9 p.m.
